If your gutters are overflowing, sagging away from the fascia, or you’ve noticed damp patches creeping down an outside wall, you’re probably trying to work out what a replacement is actually going to cost before you get anyone round for a quote. Here’s a straight answer, plus the things that push the price up or down for homes in and around Chorley specifically.
The short answer
Most Chorley homeowners pay somewhere between £400 and £1,600 for a full uPVC gutter replacement, depending on the size of the property and how much guttering needs replacing. As a rough guide:
- Terraced house: £400–£700
- Semi-detached: £600–£1,000
- Detached: £1,000–£1,600
These figures are for standard uPVC guttering, supplied and fitted, including downpipes. If you’re after cast iron (common on some of the older properties around town) or aluminium, expect the price to climb — cast iron in particular can run two to three times the cost of uPVC per metre, partly because it’s a heavier, slower job and partly because the material itself costs more.
Why the price varies so much
Three things drive most of the difference between a £450 job and a £1,400 job:
How much guttering there actually is. A mid-terrace only needs guttering along the front and back, since the sides are shared with next door. A detached house needs the full run round all four sides, which adds up fast.
Access. If we can work from a ladder, that keeps costs down. If the property needs scaffolding — steep roofs, awkward extensions, three-storey sections — that’s an extra cost on top, usually a few hundred pounds depending on how much of the property needs covering.
Condition of what’s underneath. Sometimes what looks like a simple gutter swap turns into a fascia and soffit job too, because the boards behind the guttering have gone soft or rotted. Worth knowing that upfront rather than getting a surprise quote later.
What this looks like across Chorley
Chorley’s housing stock is genuinely mixed, and that changes what most jobs here actually involve.
A lot of the terraces around the town centre and streets like Cowling Brow are Victorian or interwar, and a fair few of these still have old cast iron guttering that’s original to the house — rusted joints, sagging brackets, the lot. Swapping these over to uPVC is one of the more common jobs we get called out for in that part of town, and it usually pays for itself quickly once you’re not dealing with rust stains down the brickwork every winter.
Out in Astley Village and Highfield, most of the housing is 1970s and 80s semis and detached homes, and here it’s less about heritage material and more about age — the original uPVC guttering on houses of that era is now 40-plus years old, and joints and brackets that have been through four decades of Lancashire weather tend to have had enough. These are usually the more straightforward jobs, ladder access, standard uPVC swap.
Buckshaw Village is a different story again. Being built on the old ROF Chorley site from the 2000s onwards, the guttering here is newer and generally in decent shape, so we see fewer full replacements and more requests for extensions, downpipe repositioning, or gutter guards where properties back onto trees.
